Last 6 years we have watched the state government of NSW develop a world class tram facility, that facilitates the city of Sydney and some of the Eastern Suburbs most prime city side, city and coastal suburbs.
These suburbs have been targeted by the state government being a 12.7km route connecting Central Station and Dulwich Hill via 23 light rails stop, as main arteries to Sydney and the airport.
"Local businesses and residents have had to endure plenty of pain and suffering to get this modern day transport facility completed but today as I stood in the middle of Anzac parade and projected North and South, I can see what a great transport facility this will be for all of the local people and businesses", commented Glenn Farah, Partner of NGFarah.
In saying that the businesses have suffered immensely over that time, a lot of businesses closing their doors especially in the city of Sydney, landlords have suffered with the delay with getting the lightrail completed and many businesses have gone broke. NGFarah have been able to continue to grow as we sit right on the tram line in Kingsford, one of Sydney’s most premiere Residential and Commercial suburbs. We are fortunate to have the University of NSW, Prince of Wales Hospital, Randwick Racecourse, Centennial Park, Coogee beach, Maroubra beach and Mascot Airport as our close Neighbours, Kingsford is where the tramline ends on one side and on the other side Randwick. With the Prince of Wales hospital ongoing their own massive expansion which will alone create 3,000 new jobs, when they resume the main part of Botany Street and high street Randwick, also where the tramlines run.
What’s critical now is the State Government increase the floor space ratio for all of the prime commercial properties that run on the tramline in order to facilitate the huge housing demand to live in this area. The tramline completion date is no expected to be until March next year. We look forward to the benefits and the values that it will bring to property owners as we anticipate the property market to adjust accordingly.
