Your investment property, in most cases, would be your largest investment.

Therefore, it is important to engage an experienced Property Manager who is proactive and professional - especially during these uncertain times.
This month we are featuring Tegan Hope, one of NGFarah’s Senior Property Managers.

Tegan has been with the company for just over 5 years and takes her job very seriously. She is a true professional and looks after a large portfolio with her Assistant / Leasing Consultant, Amy Burge.
We asked Tegan, what are the 10 essential items a landlord must do to ensure their property is leased efficiently and effectively.

10 Tips To Lease Your Property Quickly
1.Property work, upgrades and renovations need to be completed - if it is broken, please fix it asap. It is essential in the COVID-19 market!
2.Ensure all rooms within the property are clean, tidy, and presentable.
3.First impressions are very important, it is vital that all exteriors, including the garden of the property is presentabletoo.
4.If you can add value to the property that tenants particularly look for, for example, air conditioning, internal laundryspace, dishwasher, and built-in wardrobes, this would be a great advantage to leasing the property.
5.Add a signboard to the property when it is For Lease, this is great for additional exposure.
6.Ensure the property is priced correctly, by looking at comparable properties in the area.
7.Ensure the property has smoke alarms in working order - due to the new compulsory legislation, every propertyrequires a working smoke alarm.
8.Fresh paint and new carpet make a massive difference to the presentation of the property.
9.Be open to allowing pets in the property, as in today’s market a lot of potential tenants require pet friendlyproperties.
10.Protect your investment property by getting it insured.

Real Estate is seasonal and there is no doubt that the Rental Market is tougher during the Winter months.
We hope that this will help you when leasing out your investment property. Please feel free to reach out to one of our experienced Property Managers, should you have any questions regarding leasing your property.
